Arrábida Capital Partners delivers an integrated platform across the residential investment lifecycle. We combine institutional underwriting discipline with hands-on Portuguese operational depth — covering origination, structuring, development, and asset management in-house, with senior partners involved at every stage.

Modern residential architecture

Off-market origination through a Portuguese network of operators, brokers, and family-owned vendors. Each opportunity is underwritten in-house — financial modelling, third-party MAI valuation, environmental and legal due diligence, investment committee approval — before a single euro of LP capital is committed. We compete on access and execution, not on price discovery in auctioned processes.

Active oversight of each SPV from acquisition through exit. We coordinate leasing strategy, refurbishment programmes, capex deployment, and operational performance, with monthly reporting to LPs. Decisions are guided by asset-level operating data, local market benchmarks, and continuous performance monitoring against the original underwriting case.

Design coordination, licensing, contractor selection, and on-site project management for value-add repositioning and ground-up residential development. We maintain a tight network of architects, engineers, and tier-one Portuguese contractors, allowing us to control timeline and budget on complex Lisbon and Porto refurbishment projects where many sponsors lose discipline.

Each opportunity is held in a dedicated SPV with transparent governance, aligned GP economics, and a defined waterfall. We structure debt and equity for each transaction independently, working with Portuguese and pan-European lenders, and maintain ongoing investor relations through quarterly reports, capital event updates, and direct partner access throughout the hold period.
